Choosing the right builder in Plymouth
Ten questions to ask any Plymouth building contractor before you sign a contract.

The ten questions
- Are you fully insured? Public liability minimum £2m, plus contract works cover
- Can I see three local jobs you finished in the last 12 months?
- Who is the project manager on site every day?
- Is the quote fixed-price or estimate?
- What's the payment schedule? (Avoid anyone wanting >20% up front)
- What's the contract? (JCT Minor Works or HBA is the standard)
- Who handles Building Control?
- What's the programme — start, key milestones, finish?
- Who clears site at the end of each day?
- What's the workmanship warranty after handover?
Red flags
- Cash-only deals
- No written quote
- Pressure to sign today
- No physical office address in Plymouth
- Reviews that all appear in the same week
