Choosing the right builder in Plymouth

Ten questions to ask any Plymouth building contractor before you sign a contract.

  1. Are you fully insured? Public liability minimum £2m, plus contract works cover
  2. Can I see three local jobs you finished in the last 12 months?
  3. Who is the project manager on site every day?
  4. Is the quote fixed-price or estimate?
  5. What's the payment schedule? (Avoid anyone wanting >20% up front)
  6. What's the contract? (JCT Minor Works or HBA is the standard)
  7. Who handles Building Control?
  8. What's the programme — start, key milestones, finish?
  9. Who clears site at the end of each day?
  10. What's the workmanship warranty after handover?

Red flags

  • Cash-only deals
  • No written quote
  • Pressure to sign today
  • No physical office address in Plymouth
  • Reviews that all appear in the same week
