Overview

A build that fits your home, your street, your life.

A good barn conversion respects what's already there. Original stonework, oak trusses and cart-entry openings are what give the finished home its soul — they're not obstacles to be ripped out.

We work with planning consultants and conservation officers across South Hams District Council, West Devon Borough Council and Plymouth City Council on Class Q prior approval, full planning and listed building consent applications.

From bare stone shell to fully serviced, insulated and finished home — including off-grid drainage, ground-source heating and bespoke joinery — we deliver barn conversions that work as 21st-century homes without losing their agricultural character.

FAQs

Common questions.

Got something specific? Send us a message and we'll come back the same working day.

What is Class Q and does my barn qualify?
Class Q is a Permitted Development right that allows certain agricultural buildings to be converted to dwellings without full planning. Strict criteria apply — structure, location, size and prior agricultural use. We'll assess yours before you spend money on consultants.
Do you work outside Plymouth?
Yes — barn conversions take us across the South Hams, West Devon, Tavistock, Modbury, Yealmpton and as far as the edges of Dartmoor. We're set up for rural sites.
How are services brought to a remote barn?
We design off-grid as standard: septic tank or treatment plant, borehole or mains extension, ASHP or biomass heating, solar PV with battery storage. All sized at the design stage.
Can you keep the original beams and stonework?
Wherever structurally safe, yes. We assess each truss and stretch of wall, repair what's salvageable and only replace what's truly beyond saving.
