- Do I need planning permission for a garden room?
- Usually no — single-storey outbuildings under 2.5m at the eaves and not forward of the principal elevation are Permitted Development. Conservation areas and listed properties have stricter rules we'll check.
- Can I have plumbing in a garden room?
- Yes — we run water and drainage where it's practical. A small WC or shower room means a Building Regs application, which we handle.
- How long does it take?
- From breaking ground to handing over keys, most garden rooms are 4–6 weeks. Foundations are usually the first week, frame and weathertight by week three.
- How much does a garden room cost?
- Fully built and finished, expect £18,000–£35,000 depending on size, cladding, glazing and whether you want plumbing. We quote fixed price after the site visit.
