Week 1
Concept & feasibility
We sketch options, flag planning constraints and give you a realistic ballpark cost so you can decide whether to proceed.

Week 2-3
Design & drawings
We coordinate with our trusted local architect and structural engineer to produce planning and building regs drawings.

Week 4-5
Fixed-price quote
Itemised, no-hidden-extras quote with full specification, payment schedule and programme. Reviewed line by line with you.

Week 6
Contract & schedule
JCT-style contract, agreed start date, deposit terms and a week-by-week build programme shared on your client portal.

Week 7-14
Build phase
Directly employed team on site, weekly progress meetings, photo updates and tidy site. CDM, RAMS and Building Control inspections managed for you.

Handover
Snagging & sign-off
Joint walk-round, written snag list cleared within 14 days, building control completion certificate, all manuals and warranties.

12 months
Aftercare
Free 6-month and 12-month check-ups. Workmanship covered for 24 months and structural elements covered for 10 years.
How long does a typical Plymouth extension take?+
Most single-storey rear extensions in Plymouth take 10-14 weeks on site once we're underway. Loft conversions are usually 8-10 weeks. We'll give you a fixed programme before signing.
Do you handle Planning and Building Control?+
Yes — we manage planning submissions with Plymouth City Council, building regulations approval and all on-site inspections. You'll get every certificate at handover.
What deposit do you take?+
Typically 10% on contract signing to reserve your slot, then staged payments tied to completed milestones. Final 5% only released after snagging is signed off.
Will I have one point of contact?+
Yes. Your dedicated site manager runs the build and our office manager handles paperwork, payments and scheduling — so you always know who to call.
What happens if something needs changing mid-build?+
We use a simple variation order — written description, agreed cost and any programme impact, signed off before any work proceeds. No nasty surprises on the final invoice.
